Dan, I think prices vary quite a bit across the country, but here's some ballparks from my area (SC)1) Kitchens...too hard to say since there are so many degrees of finish, but expect to spend a large portion of your rehab budget here2) For a small bathroom in a typical rental, I'd say 4-6k.

I can have a person kicked off of the entire Sec8 program for two years for any lease violation including suspected drug use, not paying rent, not obeying noise ordinances, etc at a property so they have quite a big interest to take care of things as they can easily lose that free money, and they definitely do not want to do that!

Like Mike said, a large percentage of lease options do not get purchased in the end.Also, you'd really want to have your option price quite a bit lower than the price you plan on selling it at.
