Often times the investor overpays for a property and then gets mad and blames the PM when they have to do eviction on a tenant(they can't screen them well enough) or they have to get repairs done (the property was perfect when I bought it) etc.So if you purchase correctly then it's all about EXPECTATIONS upfront outlined and defined.The investor says they want A-Z for 7% and the property manager says no way I want 10% to do all that.What rate is this company saying they will manage for anyways??

If you buy a car, you are not getting the previous driver's insurance with it.Send them a notice that they pick it up by whenever, otherwise you will be charging rent for the space used.
