The hospitality industry has good analytics with STR reports that are included with brokers' offering packages. 

Someone who already has established relationships with a network of lenders; someone who know which lenders work in which markets; someone who knows which lenders are best suited for a specific type or size of deal; someone who knows how to underwrite and package the deal to best meet lender expectations.

She also has a marketing package that can be bought. 

We just had an appraisal of the package and it has raised the value of the portfolio about $500,000. 

I am also taking 90,180 days out market into account as that's the market it must flip in...I work closely with my buyers so I know what they are looking at, not just packaging up the paper and pushing it along hoping it works for someone...For me, I want to understand the entire picture and how we all look at it, as wholesaling is just a way to exit a deal, for me a way to generate capital to acquire my own assets.Feel free to message me to discuss more or if you need help running the numbers 

If your partner is best at operations and feels a software package is warranted at this stage, you have no comment, and your partner makes that decision.And set some limits for each other from the get go - “I won’t commit us to spending X which will require a mutual unanimous decision”

I was reviewing the documents again this morning and noticed that the interest rate in the closing package is 0.75 percentage points higher than what was on my Lock-In Agreement from June 10.
