Not sure why they would be asking for 50%, but most everything in life is negotiable.It sounds like you may be acting more like a bird dog and the realtor is paying you a fee for finding the properties.I'm not sure I fully understand the agreement you and the realtor are disagreeing over.

If you can make a few bucks wholesaling, or Bird dogging to a more experienced investor, I'd do it and pocket a few bucks.Keep looking, and stay in motion.

I basically beat the competition to the punch and made it hard for the sellers to say "no".Another good deal came about because I stalked a property that had been on the MLS for a long time and put in a lowball offer when I thought the sellers were motivated enough to accept my offer.All that being said, your best source for consistent, good "fix and flip" deals is to implement some off-market acquisition strategies (yellow letters, bandit signs, door knocking, door hangers, bird dogs, etc).

Or possibly using a letter of intent, stating that if this property closes, then the cash buyer compensates me with X.That is known as being a bird dog.

You can also try driving for dollars (e.g. looking for vacant houses) or cultivating some bird dogs to do that for you.

My latest acquisition cost 1/6th the price of all my other rentals, but it will net twice as much as all my other properties combined.Early bird catches the worm!
