This site is such a great resource and we all found each other here, so I think it's worth looking into options of creating a group here.And I have to admit that I've been rolling an idea around in my head for a while of creating a mastermind group focused on women in REI.

That increases my monthly cash flow and it boosts the value of the property to increase my equity.The downside is that it can take a lot of work, time, money, and patience.

spoke to a guy earlier this week that has started and sold several. noted if you do not have $2M to start with its probably going to be extremely challenging as you need to get to $200M in originations a year to really make it worth the while as there are specific staff like compliance etc. that are needed from the get go.Having started several businesses i have learned trying to do it with staff and only a few hundred grand will not work.Thats also thing with loan officers, most states now require them to be W2 not 1099.

It has been hard finding a place that 1) Doesn't get bid up by cash buyers that we can't compete with 2) Doesn't have 10's of thousands of capex out the gate3) Is in an area that I'd grade as C+ or better.

They only get reversed when the bank attempts to cash it and discovers the account was closed or has insufficient funds.This is real easy.
