Of course they are not mutually exclusive, but one thought path has to take more weight. 

@Marcia Maynard offers excellent advice... to which I would add (in light of a recent experience) that an "appropriate" shower curtain should mean a non-porous one.  

If you pay any utilities, raise the rent due to the added utilities that they will now be using...lights, gas, water.2.  

It was not currently a legal 4-plex and was non-conforming use in an area zoned for light manufacturing.

The furthest light will be 70 feet from the transformer, the lights themselves are 12v and 0.1amp.

My biggest complaint between the two is the lack of light colored options without wild color variation.Can anyone chime in with their experiences?

If you're buying a great property in a great area you're probably going to have tenants that are responsible, keep it up, don't call you when a light-bulb needs to be changed, etc.  

I have been looking at seller/owner financing as a way to build my long term rental portfolio and I was hoping some people on here may be able to shed some light on a few areas of this that I am a little unsure about.Most of the deals I am finding still have an underlying mortgage on them and are not owned free and clear.
