The goal is to purchase my first SFH investment in that area, using the BRRRR strategy, within a year of being there.So far I have read multiple books, watched/listened to podcasts, on the BP forums, and anything else I can think of. 

HOWEVER those criteria DOES NOT FILTER OUT the non-motivated sellers from the motivated sellers.).And it is getting so frustrating watching so many people acting like dumb blind brain dead sheep following retarded logic, and actions based on which way the wind randomly blows.

they are looking for the seller that has some sort of motivation.1. burnt out landlord2. inherited a mess3. financial distress4. just plain weird and afraid of RE agents.these folks are not looking to do business with buy and hold investors on BP per se  unless they want them for THEIR buyers list.. although with all the how to training that goes on .. and the miss information / Fake news that wholesaling is the quickest way to build capital when you have no capital.. you have thousands upon thousands of folks giving it try and following the recipe they learn at these seminars or in the webinar they watched etc. 

Who wants to just sit around and watch tv all day?

What are the things I should watch out for, know or keep in mind while searching for this property.

I would add taxes to your list - got to watch out if the tax assessment or law changes with a change in ownership in certain cases / jurisdications
