Impossible to add any clarity without more detail.You could be buying a 10 million property and net worth is 8 million and maxing out a purchase which could have a higher overall risk factor versus someone with a 50 million net worth and a balanced portfolio. 

However, once you become a repeat client and s/he knows your word is better than the average investor, and you're making >200k investments with a 3% commission, I'd wager they will go above & beyond the normal call of duty to feed you deals. 

Better to work both as an Agent and a Wholesaler versus only one transaction type.

But as long as this is not "my family versus your family," I would think that investing in these tenants and your relationship with them in this way is likely a good idea.There is another consideration.
