Try doing private money instead, Someone who has a 401(k), IRA or pension plan and they need to make better interest than they are getting currently.

IRA, inherited IRA, ROTH IRA, general investment portfolio, 2 kids starting college this year, one 1 year old. 

If you have an IRA sitting in cash - you are losing money to inflation.

I would also check in with a couple people locally (some on BP) about Solo 401K and self Directed IRAs.

But, I'm always happy to sit down with anyone, as I do with folks from SoCal and locally, and go over their investing options, especially if they want to make 401(k)s and IRAs work for them, even if they insist on STRs.

Leverage is key on investment properties; I also like the idea of self directed IRA's; who manages your money better than you?
