Im sure this may vary by state but if it makes a difference i think that i would be focusing in PA, del and possibly NJ.Will I need to be armed with a full briefcase of documents and paperwork for the other parties to fill out?

Parents vary- I usually say to the parents to have the tenants contact me for issues instead of calling home but you may still hear from the parent.

The only problem we face now is the cable/ISP company not allowing two hookups to the same address, and individual preferences for TV/Internet can vary a lot.

You can setup categories, create users with different permissions, etc.When you start a flip you 1: setup a new account 2: create categories (ie, kitchen, bath, plumbing, landscaping, etc, etc) 3: as you make purchases take pictures of the receipts via the phone app and choose the category 4: via the web browser (computer) portal you the administrator can go through and verify all the incoming receipts 5: then you can create reports showing who's spending how much on what very easily”
