Now that I've just started a new job here, I figure I'll be in the Valley of the Sun for at least a couple of years, and since I feel like I know the neighborhoods of the East Valley pretty well now, I'm interested in dipping my toe in the real estate waters.Every bit of advice I've ever read for 20-somethings strongly recommends saving and investing money to make use of the time I have on my side.

@Joe Homs  as Joe so aptly opined underwater generally is the play ground for very good short sale agents and teams.. although in many markets we are seeing this wane substantially.And if Roger is in San Jose I would think there are not a lot of underwater properties in Santa Clara valley..

Where I live (Playa Vista) is on the more expensive side and as unwilling as I am to drive in the horrible LA traffic, I am willing to go further away to maybe Long Beach, Valley area or Monterey Park (china town area).

The way I see it, I'm going to continue building liquidity so that when I do see a valley building itself back up, I can get in on a positive cash flow deal, and know that there is a good chance for appreciation, the cherry on top.
