You may attract fraternity or sorority members, which would be great for reducing vacancy but potentially terrible for the condition of your investment.I don't know your market, so maybe filling a 6 BR is relatively easy and straightforward.

I would treat it as a lesson learned, one that most investors go through early in their real estate career.Construction attracts many deadbeats, since the barrier of entry to many trades can be so low (ie painting).

Adidas, Gucci, SnoopDogg are already in there, I think this is really happening but it won't attract all the generations to it, however it is attracting millennials and Gen Z.I think at this point there is very little information out there, the ones that are better informed are the ones making the big bucks, by the time that everybody realizes that this is multimillion "new" business, it will be too expensive to get it, just like many other trends.My very humble opinion.

I would use concrete, make them no less than 4 feet wide because there will not be much difference with the cost and they will be more attractive.
