The property was renovated 8 years ago and is in great shape (of course, the structural stuff will be confirmed during the due diligence phase).

If it is in good shape there is no need to replace it.

I suspect there could be a problem here, since the USRDA probably put the lien on it (and maybe also a value for the lien) before they moved out when it was in better shape. 

Business as tenants are also tough during the pandemic but I can see some trend to new businesses coming up while old ones close.
