I see it all the time on BP HELP i got a lead.. they do the mailing and have no clue as to how to close.4. there are those that teach how to buy notes performing or  non performing..

I don't know legalities in MI, but I'm fairly confident the owner cannot give you permission to perform illegal activists.

My property is small (a triplex) so it has been hard to find people willing to perform certain minor work on the building for a reasonable price (I keep hearing it isn’t worth their time to come just do that).

(as compared to a similarly performing long-term rental or stock market investment that you cannot get any personal use from).

A little bit about my situation: I am buying a house to perform a live-in-flip. 

My current  property manager is not performing as I'd like. 

The frustration of mailers not being answered, sellers not accepting offers, buyers not performing their end and the list goes on.

I have a few rentals in that area and there are certain pockets that are performing well.

Those are already performing with all the metrics needed.
