I don’t know about you, but that sounds way better to me than a foreclosure on my record and the potential for the bank to come after me after foreclosure for any downfall.

I also needed to leave my job because of a torn hip, so there is no way anyone/any bank would loan to me without a job (although I have a side job/hobby that I do to make a tiny amount of cash).  

Sounds like a pretty good tenant to me.

To me my only choice is to work the 1099 job for another year and a half, or maybe find a great deal on a multi unit that can be paid for with hard money and refinanced out of one year later.

If the house Is appraised for 155k,  seems to me 1350 for rent is way under priced.

Seems to me it could be profitable and fairly passive investment in a market like mine where there are many businesses out there that need a shop and a place to store their equipment. 

@Brent Coombs  I don't totally understand why it came to that number, but just for clarification, the seller is selling to me for $102,446.

One percent return sounds about right to me when dealing with Atlanta area.
