I am listening and reading everyday but want to get involved what is a good step besides looking on MLS and working with a Realtor to look at properties?

Smartest move was hiring a local attorney who knew all the folks at the title company, as well as others involved.

I got interested in getting involved in Real Estate a few months ago, when I started doing some research on how powerful of a tool it can be to eventually achieve financial freedom.

Based on your experience, what costs are involved? 

Why would I have to included that I am a licensed sales person and not Involved wIth the seller In anyway into the contract?

It's been my experience that the properties that have been neglected to the point where the city has to get involved (building violations) have far more issues inside the property...but that's just speculation on my part.
