It was supposed to be a year long lease ending 8/31/19 but I never signed a lease or spoke with the landlord.

I suppose some of that is because the previous owners werent attracting tenants from google searches or anything, basically all word of mouth.  

You were supposed to report the value of all your cash tips on your income taxes, and pay tax on the tips, too. 

My house is worth around $375K now, so going by 3.7% avg. annual appreciation (which is what I've heard in the past and the first thing that comes up on google) my house will supposedly be worth $539K in ten years, an increase of $164K.

After doing so, I looked around in Realtor.com while also checking with local real estate agents within the vicinity of the supposed trending markets to confirm the validity of my resources' claims. 

I suppose you could get money up front for that.

My biggest fear I suppose is just not knowing the area well enough but I plan on reaching out to some real estate agents to get a vibe on where is a good place to purchase.Look forward to reaching out and talking with many of you!

I suppose my main issue is simply networking for money.
