Any advice for a newbie is welcomed.Hey Bryson, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

I think a lot of sellers with crummy houses don't want to mess around with the process of a renovation loan and would rather do an easy cash sale to another investor.

Does anyone have advice, experience and/or success with out of state investing in Minnesota?

I am currently in process of converting my primary house into a rental property while I move to my new primary house.

You think changing interior design, pictures, layout, etc would change STR success?

Currently in the process of replacing stuff (water heaters etc), because they are old.
