I’d rather spend the time in my area of expertise (software) where I can earn more money per time spent with far less risk.I’m not trying to make a living off of real estate – it’s more to park cash in a tax-efficient vehicle and remove the temptation to spend it on luxury items (let's be honest, I'm not as frugal as many of you ;-) ).

So far, there hasn't been any push back from past landlords when I provide this.Today, I received a request for tenant verification that really didn't show much and I was only told they submitted the application online.

We submitted a "help desk" ticket via customer support.

What software do you find to be the best, and why?

My biggest need right now is a power dialer and CRM compatible software.

There are alot of scam lenders out there these days, i am seeing more and more people who are submitting lock/deposit fees to "lenders" they have no experience/information on, only to see those "lenders" just run away with their money. 

From electronic rent collection to management software (whichever one you choose) to a process for handling maintenance calls to bill paying.

If a resident who does not have aid designated for rent wanted to pretend that they have financial aid for rent, they could simply submit a screenshot of their loan (which would only be used for school), and get away by only paying the $800 and deferring the rest of the payment until fall.

Depending on the deal, many investors rather fund the rehab on there own money so they don't have to submit draw requests from the HML after each rehab phase is done.I can run these numbers with you.
