Hello BPI'm getting ready to break the ice with my first property.I've been reading many of the suggested books from the BP community as well as watching videos and listening to podcasts.After 2 mos, I finally found what I think can be a sweet deal.

I am able to learn almost anything after two youtube videos, and it has yet to fail me.  

I much prefer the wifi cameras (but you do have to get internet service) as they have motion detection that will send me an alert whenever the motion is broken and I can then pull up video and audio on my cell phone.

Then upon review of their preliminary application if it appears that they meet what you have specified in your tenant selection criteria, only then do I submit their email addresses to mysmartmove for secondary screening.

Since we closed, we've worked with an architect who agrees that we "have it by right" and has drawn up plans for the property as a four flat which we are now submitting to the city.

What if we were to withdraw the HELOC application, and submit an application for mortgage pre-approval.
