I've struggled with that question as I put in offers and get outbid or don't offer properties because they don't meet my criteria of making enough cash flow.  

Here is where I am struggling. 

It works well, I never struggle to get interest and it saves me from 10 individual showings a week.

I have a contractor who has almost finished up doing some remodel work for us but he has been struggling to complete the checklist.  

I'm struggling to find a good centralized source for it.

So essentially it's never about the end result, it's about the journey and the struggle on the road to success, and all the small wins in between.

@Anthony Thompson I recently convinced a stockbroker & an COO of a large Boston company to invest in my deals as private money lenders.But I am struggling to find a simple way for them to fund just the downpayment portion. 

I have been apprehensive about doing this since it is my primary residence for many obvious reasons...I'm sure you went through the same conflict/struggle.  

I would be able to invest around 40K (60K stretched) and get a loan for the remaining amount.I am not handy nor do i know a good reliable contractor, so i think i should stay away from rehabs.I have been looking at homepath inventory, but struggling with areas to buy in.do i sound completely hopeless?
