So, to summarize, under this structure the investor would sell and exchange into new rental property, rent for 12 to 18 months, convert it to his/her primary residence, live in it for at least 24 months, and once he/she has owned it for a total of five (5) years he/she could sell the property and take advantage of the 121 exclusion.

I have commercial rentals with good bumps in the leases to keep me ahead or at least even with inflation and we structure the leases from 3-5 years depending on the building and tenant.

To do so, I suggest using the tried and true method of interviewing.Going to an office and speaking with the Brokers or Office managers can tell you alot about the agents that work for them.You can also ask other investors in your area to recommend someone.

If the notes are structured well, remember the seller can also sell them and receive a good price them if they came to a point that they needed money now rather than later.
