And perhaps it opened up into my new strategy.2011-2012: Having familiarized myself with Omaha a bit more, I fell in love with the midtown area around the University and Med Center.

Buying them lunch presents you the opportunity to learn from their past without making the same mistakes yourself.As the hour begins to draw to a close, I make sure the waitress knows the order is all on one check and that it comes to me.I use this strategy to turn lunch into a “lunchinar” as often as possible.

I would like to use the BRRRR strategy to get started, but start very small (maybe a 40-60k purchase).

Flipping and buy and hold are two different strategies - and I'd highly encourage you to pick on and really dig in.  

Just curious if you have a strategy.

Then i would turn around and implement a strategy just like this one i stated above.
