Freddie/Fannie issues come up as well, primarily when PMI is involved, so you need to stay up to date on PMI guidelines if doing short term flips, many of them have NO WAY in 90 days rule, and 90-180 days a 2 Appraisal rule, and it doesnt stop at the PMI company, some Lenders have their own internal set of guidelines on this, so one bank may be able to do it and another cant using the same secondary financing, the funny part is most loan officers have no clue what you are talking about when you try to cove this on the front end.

. :)Property management companies might charge more if there is more maintenance, and you might need a super if the tenants are not used to cleaning up after themselvesIf you total all these up the 2% rule-of-thumb may not be the returns you're looking for, especially when you factor in the tenant headache you are dealing with.Last point: often if you buy a property for $30K you will likely be selling it for $30K in 10 years, so don't expect to necessarily get rich off the appreciation.With all that said don't let this stop you looking for property, because you MUST start somewhere - we all did.

@ Chris K - yes - me either - I have actually had to kick people out of my yard - and it wasn't even vacant - I caught a delivery guy taking a piss in my garbage area and kicked him out made a guy trash digger leave my house cause he was leaving garbage all over and getting beligerant and telling he did this every single day and it was his job and that he knew everything we ate , drink , and threw away - when he would not stop  - I physically closed the lid on his arm and removed him from the areamade some guy drop  a package he was trying to take away from my multiplex when he could not identify himself or why he was taking it .. saying that it was his " cousins"  - made him drop the box.. he said  " i was gonna feel stupid when i found out i was wrong later... "  that never happened - it was my tenants packageI could actually go on and on .... in retrospect ..
