Have you talked to your lending institution to see what they think about the seller staying in the deal?

I'll stay out of the weeds of dealing with potentially capitalizing that interest expense to the land while something is actually constructed.If the HELOC is being used to acquire land for a property that will be personal use, you are out of luck.

When I foulnd out the owner had dimentia I reached out to his out of state son and offerred him a stay at my Airbnb, next door.
