Can anyone convince me why should I start looking & investing in that area?

Local credit unions would be a good place to start. 

Since he doesn't have the capital, but the skills, this gives him entry into this space and seems low risk for me considering if all goes south, I wouldn't lose much. 

Now you have started your own little snowball and can keep picking up steam as you add more and more properties. 

My husband and I are both healthcare workers and plan to start investing in 2025. 

And then put the money into his own HYSA so it is earning a little interest for him while he starts to spend it for his repairs.
