Truthfully it’s not your situation to solve.  

Take the strongest applicant you have, who meets or exceeds all your criteria, and celebrate the fact that you're attracting such a strong tenant.Worrying is really overrated...just doesn't solve anything and sucks the joy out of life.

If you are flipping, you've got to have a clue on what is staying/going and what is good/bad.My inspector just helps me out with the major stuff and performing radon testing. 

Have no clue how you'll get a seller to sign a hold-harmless since 95% of deals close at closing.Hire a professional and spend a few bucks, it'll be a great ROI.

the issue is these types of scheme's that guru's talk about many time lure the investor with very limited capital into these transactions. the seller being unsophisticated has no clue how bad they can be if the person buying from them is either not capable of performing or as @jamewise is alluding to is just a flat out crook..

@Patrick Barker Its all about finding a solution that solves his REAL problem, not sure you know what that is yet.
