Many high-end home sellers may be forced to reduce prices as millennials are actively increasing demand for more affordable housing, making opportunities for investors very lucrative within the entry-level home category.

Aside from understanding how to build the buildings and how much they cost, you'll need to know how to understand how to analyze deals at a higher level to see if they make sense - what are the rents/sales you expect to achieve, what are your financing costs, what's the timeline....I would strongly suggest taking real estate and/or corporate finance classes as well - preferably as a minor if you're able to.  

Plus - that is not a cheap area to but purchasing houses at market value for demo....I don't know your experience level but if you want a piece of the pie you will have to find a partner who can do this deal for you from start to finish... 

Depending on the level of communication, payment history, promise to pay history, etc. we give the owners our recommendation regarding evictions around the 15th of the month.Never deposit a partial payment.

Now while that means I have all the basic skills and experience needed, I am always open to more learning suggestions in this area of real-estate.

Many investors utilize different strategies in different markets and different times in the market cycle, but it’s good to nail down one key skill at a time and get strong at it.

For purchasing, I prefer to look at homes needing TLC from the MLS and see no problem paying retail because the appreciation always makes sense after 1 year if I can get a property with rent at a level where the debt service coverage ratio is 1.45 or above.

It is a skill mastered by the best sales people (and even con artists).
