If you close within 6 months the most (assuming single family) is the LESSOR of 75% or what you paid for the property plus closing costs. if you have NO financing on the property AND you have waited to close after 6 months you can use the new value and borrow up to 75%.

If you are just holding the lot, then there are more favorable terms available than what you are currently experiencing.I always recommend shopping at least 3 different lenders (even more), as every single institution has different terms and requirements, and they all offer different financing products.

@Kevin Drouillard most PMCs do not pursue collections after a tenant moves out.Check the eviction judgment to see if a money judgment was included.If not, you will need to pursue small claims judgment.Once you have a money judgment you can try to garnish (another court process) wages, bank accounts or state tax refunds.

@Benjamin Greiner just commented on another post about a tenant threatening to sue over mold issues - that tenant neglect caused.We told the landlord their lease should have had provisions in it to hold the tenant accountable for the damages.Standard leases only cover the basics, so you should Google all the leases you can for ideas to take to an attorney to include.

Duplex in West Adams area.Asking $830000Spanish style house on a nice street with similar houses, mixed single family and duplexes.2 units total, 2b/1b and 1b/1bAbout 1600 sq feet totalI think 2 bedroom could be rented for at lest about $2500 and 1 bedroom for around $1800-2000.I will live in one of them though.Also has a 2 car garage which can be converted into ADU.Has parking plus street parking.Both units need reno.Considering that all units need renovations and I will live in one unit and rent the other and that at some point I will convert garage into ADU.
