I don’t do rent increases yearly but I’m starting to simply because i am falling behind on prices and my costs are going up too.What I do is round off the payment to the nearest hundred bucks and make one additional payment per year in January.  

Wholesaling is simply getting the seller to agree to a price that is lower than what the buyer will agree to.

From my full time job, I’m also staying on top of developments in the neighborhood, since I live where my company is at and invests in.However, the two biggest worries is that I simply may not have enough time for being an agent.

Simply bring in a JV partner, setup an LLP and the partner brings in the cash for the equity you need to get the loan. 

We have gotten 2 deals this month simply from following up 8 MONTHS AFTER FIRST CONTACT.

To me the downside of the llc is simply money and paperwork.

You are after all their gold laying goose and if they simply do not need you then you are wasting your time.

Seller has two really old liens on the house...both have been paid (but we lack good paperwork) -Chicago is willing to insure, but we don't want to go to market after fix up and have the next buyer not want to close because of the liens..which does happen. 

I simply build the rates into my analysis.
