Make the Option and Lease separate, and no rent credits. 3) Be wary of sandwich lease options, as you are liable for the tenant buyer you are sub leasing to, and you need to make your payments on time to the seller, even if the tenant buyer does not pay you. 4) Acquiring free and clear properties you can create private 1st mortgages.

I immediately remove a small portion of my monthly net cash flow for reserves, and put it in a separate reserve account, then I take whatever the income taxes will be and put that in a money market account.

The leak went through the 2nd floor tenant's floor, dripped down to the 1st floor and created water seeping along the path of least resistance (i.e. the part that separates the giant drywall pieces).

My other litmus test comes from my prior cable days, which might place it at 9X to 11X cashflow (NOI), which also places value very near $80K.The capital improvement required in the water distribution system seems like a no-brainer, but absent separate metering, I wonder if you could immediately divide the water bill by the current quantity of tenants and have them begin to pay this immediately?

You could also look into mobile home trailers most of the time they are sold separately from the land but on different occasions theyare sold WITH the land .Best of luck !
