As far as selecting a turnkey property manager i think you would do your due diligence just like anything else.

make sure you select a really good QI (qualified intermediary) and talk to a good real estate CPA.

Definitely see if the renters selected by the builder qualify under your criteria.

Something you may want to consider when selecting the location (some cities don’t allow short term rentals and many HOAs don’t allow short term either). 

I've heard of select individuals doing this but it isn't common.
