BP has the "smart move" tenant screening under resources I've used it a few times and really enjoy the simplicity/hands off approach. 

It has a tongue and groove screened in porch that is in good condition except for some significant wood rot at the junction where the porch joins the landing to the steps. 

Wait until you actually get the deal accepted and have to screen tenants.

I was wondering if we start marketing and sending out letters to pre-foreclosure and city code violators, is there a good way to outsource the incoming phone calls and have them screened and forwarded to us so we can return the calls when we can get to them (without hiring a full time employee)? 

Credit report and eviction report are two separate matters, although most will buy both of those together when screening tenants. 

And just as @Christopher Brainard said, you're judged (screened) by the company you keep.

It's like anything, you need to screen who you choose to work with and their experience.

Screen properly and there will be no need to hide.
