Sorry to be a wet blanket, but if there are drug dealers there, it's a good bet that they're gang affiliates.That's a conflict that's most likely not worth having - especially considering the risk to reward ratio.No deal is worth getting killed over.

In the end, I feel safer with my likely tenant pool in this neighborhood than in the neighborhoods I could actually find a 1% deal in.

If you really believe they will purchase the property.....a long shot at best I'm betting, then have a real estate attorney draw up a lease/purchase agreement stipulating things in writing up front.

The people who buy multis know how to evaluate, negotiate, and put under contract, so you'd have to be very very good to get a deal for them with margin in it for you.... probably not the best thing to bet on without more experience.Oh, and that deal I lost money on?

I've never been audited, but I'm sure someone on BP has been or a CPA on here has had a client go through it and could say how the IRS handled those situations...I'd rather just play it safer than sorry.

[ $995 * 12 / 5.059322% = $236k ] I bet when you posted the $995, it actually had some pennies on the end, like $995.13, and the interest rate is a rounder number like 5.06% & not 5.059322...%.Need to see the actual mortgage statement to really do any more number crunching.
