So it almost seems like nothing is happening at this point when I get more and more antsy to make a move.It almost seems like I should relocate to a better area for real estate and find a job/agent/investor in that area really quickly and try to househack or try to flip a house as quickly as possible.

It's a lot like a mechanic...if they are fair, can do good work quickly, can make professional recommendations....that would sound like a good fit to me.
