Some will allow for title policy premium pass through that will allow the title policy to insure the end buyer (on a timely double-close) instead of having two policies issued within minutes of each other.

My first thought for you when it comes to Rolla or even Ft Leonard Wood would be buy and hold properties, Renting to college students when you will always have a continuous flow of and renting to military families as well.

so i was hoping to just purchase bulk roles of thicker linoleum in sheets and glue it down to the porous cleaned concrete and install painted real wood or plastic (not mdf) molding around the trim for a finished look.how much would linoleum cost per sq ft and wheres the best place to get it the cheapest around here in LAcounty?

The ground partner brings knowledge, experience & sweat equity.If the ground partner has to rely on the money guy's knowledge & experience I do not see much if any value from that ground partner.I wood recommend that newbie's just getting started save up their own capital to do a few deals and gain some traction or work for a more experienced investor.
