I have just one tenant who pays in cash now (used twenties from a cash job) and I get all the logistical difficulties, but really...it's CASH.In the brief interim of time between receiving my wad of greasy, stinking twenties in my hot little hand and the moment I stuff those bills into the slot of the ATM, I feel alive.

It can be hard to get around a large tax bill in Texas. 

That way you can earn income, keep fees low, and get the power of a big brokerage.

you can dispute with credit card company.. for instance my amex has powerful protection plan so if anything was wrong they will reimburse me immediately, otherwise just fix it yourself and never pay until fully inspected and satisfied

If water/sewage, what is the typical monthly bill(s)? 

Did the power company give you a gift?  

If they keep title, they have a lot of power/willingness to experiment and less risk.

They will be in the areas where people struggle to pay their bills... this is not where I care to invest.
