It also had a number of other nearby properties it said were vacant, and it was pretty accurate.From what I understand, vacant properties are determined when the post office attempts to send something to an address and it comes back undeliverable or something. 

I’m sure people who own multiple STRs have all the tasks memorized on what do prior to closing and post closing and before going live.

I had seen a post, and asked for info as I was curious.  

There's a lot I'm not adding to this post for the sake of keeping it short.

I personally have a very small portfolio and I help manage a few;  I've focused more on the coaching, consulting, and education side, first as a coach in someone else's high end program and for the last 2 years on my own -  building a life more reflective of my goals today in my post 9 to 5 corporate life. 

Many times someone will post and article like this and it's easy to think "how helpful, this person must be an expert investor."

Here is 3 scenarios1) invest $30k today and in a year invest $41k which will generate $900/month rent (no idea how you make money at these rent points but that would be a separate post)2) invest in money market currently ~5% for regular money market, currently ~5.3% for preferred customers for a year.
