Would appreciate clarification on best determining my dwelling versus land value for depreciation:-    Purchased first duplex - Early April 2018 - $369,000 - California-    New Tax Assessment received assumes $143,541 (Land) and $225,459 (Fixtures)-    However, while my appraisal gave the sales comp approach the most weight in determining value, the Cost Approach was second and had the following breakdown:      "...Site value was determined by a review of assessors tax records for land value and was determined to be the most effective as there were no recent lot sales.

Thanks for the info on taxes - googled and found out that there is a hike of 35.4 cents for every $100 of assessed value.I know Avon and Plainfield are popular, though I wonder about this neighborhood   (which I guess is neither Avon nor Plainfield) sandwiched between rail lines to the northwest and airport to the southeast.

I understand your concern about the saturation, wholesaling is growing in popularity since its such a great way to get a foot in the door. 

What you are saying is contradicting what a couple others in this thread are saying that are also pretty knowledgeable and popular posters on this forum.

@Michael Iacono True...popular markets escalate in price quickly...the last 2-years here in Columbus have been mind boggling...same thing in a few other Midwest and East Coast cities with great outlooks...anyway, something will pan out.

My partner and I have been offered a privately owned cash flowing opportunity in the Philippines which is right on the ocean in a very popular location, and at what seems to be a very good price.
