I look at April/May 2022 as the peak and kind of think we're at the bottom now unless things change and rates go up again Think Q4 '22 may be the real bottom.Question is if things suffer, really suffer, that rate will pivot fast and hard.

If it's anything major, that needs to go to a GC, I got bids as necessary and budgeted 110% of the bid, if the property was suffering from deferred maintenance or was an older property, I would budget 120% of the bids.If it is minor and done by my worker, I budgeted 120% of my estimate.Budget means that I intend to set aside that amount for the property or expect that amount.I also look at the high side initially,considering retail prices for materials for example, knowing that I get them 10 to 25% cheaper, depending on what will be needed.Estimate high, smile later.
