I look at April/May 2022 as the peak and kind of think we're at the bottom now unless things change and rates go up again Think Q4 '22 may be the real bottom.Question is if things suffer, really suffer, that rate will pivot fast and hard.

I would look at planting trees out side the building like evergreens.
