One of the main key drivers is just the proximity to midtown/downtown.

I guess distance also has its challenges, if you can't be here physically to inspect, supervise trades and what not.

It only works for me because I’m physically at the property about once a month.

My main constraint is that I have to stay within reasonable proximity to my college for the next couple years so my market is limited on that front.

Make sure you know what physical property you are buying particularly when dealing with vacant land.
