So...you have a bunch of things going against you now, back on the market twice is signaling to people the house has a problem, true or not.Time will help, especially letting the appraisals catch up.

At the time, the construction loan process was a bit of a pain.  

Taking it slow now may seem painful, but it will pay off 10 fold, if you crawl before you walk. 

High inflation rates can signal an ailing economy. 

I know bridge lenders that will go up 100% and no credit. really matters what your pain point is and what the deal is.normal fix and flip lenders up 90% purchase 100% construction no more than 70-75% ARV. 

The stock market has been experiencing a ton of pain YTD but I wouldn't consider there to be any fear in the real estate market, let alone extreme fear.Rising interest rates will inevitably slow appreciation, but it's anybody's guess as to whether or not this time will lead to a correction or a crash.All I can speak to is my own local market, but raising capital is not a problem right now.

In the future, it may be easier to buy in vacation markets, and circumvent this entire massive pain in the ***.
