Also we inspect every six months, check for leaks etc. as well as talk to the tenant during the inspection to see if they are having any issues and did not put in a repair order.Sometimes during the inspection, they might mention small things (a closet door came off a track) etc.

But I agree, with you on the sense that so many people want into Airbnb, if you are able to sell them a turnkey Airbnb, you can probably get a premium, just like selling a turnkey rental with tenants and track record in place.

You're on the right track though and it could still be a great property if you can raise rents significantly...

Indoors = no noise, no construction traffic, no hazards to public, no run-off, no overhead, no-temp. facilities, no injuries, no supervision, no crews, none of my active participation. 

Figure out either an internet business(either dropshipping, ebaying, affiliate marketing, content creation(writing, reviews, videos, etc)(dude, start a blog now, put content on it, you put your story here, you can put it on your blog and eventually it will rank, even more as you progress your life improvement strategies))    ------    or start a super low overhead service business to start and run(think mobile/stationary car wash&detailing, cleaning service, maybe high demand time uber driving etc), or one possibly related somehow to real estate (if that is your interest)- like Landscaping(not maintenance-due to high equipment costs).
