The benefit of an installment contract is the buyer can operate the property as an owner and pay down the total due for sale earning equity or bring the actual funds needed at the time of financing to an acceptable market level.

Basically a commercial MF property is valued based upon the Net Operating Income (NOI) generated.

I am currently looking to speak to a broker who is operating under someone else's brokerage in the Cincinnati area.

They were familiar with the operations of the property.  

The entities have separate ownership as well, but for all practical purposes, it is one company operating under the same roof with the same objectives.

I feel that gives me an edge as far as the daily operations of a larger building.

Depending on your size of operation, this time consumption can really start to add up.
