I'd also suggest spraying all the framing and areas of the walls that got wet with a mold inhibitor.

As far as I know, all lenders require "wet" signatures...so you need to sign in person in front of a notary.

jose, thank you so much for the thoughtful words. it has been a rather embracing community so far... cali weather and all has indeed been quite lovely. being eight miles from the beach dynamite, the frigid waters... still need a wet suit so i can boogie board again... :)
