I do have 1 commercial property at this time, but a little concerned with vacancy issues unless the commercial prop were to have numerous tenants.

At this point I’d probably do a BIG price drop and try to get a bidding war going to bring the price back up closer to what you want.

After numerous hours of research along with reading some of the books here on BP, I have a pretty solid grasp of the concept and have begun to put processes into place so I can secure my first deal.

While it is awesome to own numerous properties, if they are all bad rehabs and poorly managed this could cost you more money than anticipated. 

I have received numerous letters from local municipalities demanding everything from the grass to be cut, garbage removed to roofing and other structural repairs need to be made or the house will be demolished.

I get numerous complaints from my "good" tenants, complaining about Joe.
