Based on comps and speaking with realtors we figure I can sell my home and after paying off my mortgage and selling expenses I could net approx 750-900k, depending upon the sale price of course.

We both want to gain tax benefits so am wondering what I need to do to show the IRS that I am no 50% owner in order to write off expenses, depreciation benefits, etc.

I may even move into my little bungalow eventually when I get off the road working (oil and gas industry ) my W2 job.

Most properties you will encounter have a mortgage that will be paid off on the closing date.

While you are not required to have a property manager for your long-term rental (short term is a different story), you can only handle administrative functions such as making phone calls, paying bills, selecting a contractor, etc. and must be completely hands off.

It's great to see interest rates "level off" at something workable for hopefully all parties...the volatility over the last several years has been tricky to navigate...Chicago hasn't had as many market fluctuations which has been nice.
