@Herbert Lewis most likely when you sign the contract with a 30-day settlement oh, you'll need to provide a 30-day eviction notice.

Repairs were invoiced/ completed, then 4 days later I received a notice from sec 8 inspector that said that there were power surges all over the house: when she turns on basement stairwell lights, the stove power goes out and when turning on hallway light, the fan goes out in the bedroom, with 30 days to repair.

Hello In California do you still need to give a warning notice before giving a 3 day pay rent or quit notice to the tenant or no need for a warning notice for not paying the rent?

Send the proper notices, charge the appropriate fees, and move on.

Our law allows us to issue a 5 day notice after the 5 day grace period from the 1st to the 5th.
