I also noticed the contractor did not install flashing on the edge where the sunroom meets with the original roof. 

My investment company typically purchases buy and hold income properties and it's hard not to notice the money left on the table when you make a half million dollar purchase or sale, so I decided to become licensed. 

I went to look at one property last week and I found a gas cutoff notification notice on the door.

So you want to meet their expectation.OutsideThere are two things that I noticed about this property’s exterior that are actually a bit above par: The exterior walls seem to be stucco and the roof has been redone at some point.

Because in California,  nobody can record a "notice for pendency of action" in a quiet title case unless they have the judge first approve it.

I sent over the Notice of New Landlord letter and the tenant told me she was going to file bankruptcy (so she wouldn't have to pay rent I'm guessing).

Then file your "Notice of Petition to Administer Estate"..Mark (N-CA)
