I rented a tiny three bedroom house for $400 a night.

So I am fully planning on spending my nights and weekends working on building this until I can replace my full time job with this.

This process also doesn't happen over night (its the government you're working with) but I can give you a break down of how everything went.The home owner contacted the fire dept. over a month in advance to before we ever stepped foot on the property.The house had been gutted of every single appliance in it (water heater, stove, dishwasher etc.) prior to the fire dept arriving,the Fire dept does not pay for the clean up for the property after the burn (at least our county doesn't)This is for a very specific situation but there are perks for the home owner for the demolition of the property.

@Joe Schmitt...This is something I found and started to look into late last night.

By now, I didn't know what these guys are up to, I'm alone with them at the apartment late at night, and a little scared.

There are so many bad fly-by-night PM operations that you never want to take your eye off of your business.

Option 1: Do the campaign, take the calls (I live 14 hours ahead of my market so it might be at all hours of the night), set up walk-throughs for my realtor to take a look and potentially make offers. 

My renters have commented that sometimes they don't feel perfectly safe with some of the "riff raff" coming in and out especially at night.

However, a 10 lb dog visit for a day (and not staying over night) combined with reasonable, responsible tenants who respect my rules is a situation where I feel I could make a reasonable exception to the lease and keep happy tenants who will likely stay longer and continue to disclose any actions that would need my permission rather than doing as they please behind my back. 

On Thursday at 3pm the listing agent stated he had multiple offers and asked for Best and Highest by 5pm that night.
